With a conventional mortgage you’re required to make a minimum 20% down payment on the purchase price of your new home. Simply put, a bigger down payment means you’re borrowing less, so you’ll have smaller payments and less interest to pay!
With a high-ratio mortgage your down payment can be as low as 5% and is insured by either CMHC (Canada Mortgage and Housing Corporation) or Genworth Financial. The amount you’ll pay for CMHC or Genworth protection will depend on the size of your mortgage and the cost will be worked into your mortgage payments.
Cash Back Mortgage
With our cash back mortgage you can get up to 5% of the principle amount of your mortgage amount back in cash to help cover costs like furniture, appliances, landscaping, or anything else you may need to help make your new house a home. Our cash back mortgages are only available in five, six and seven year closed, fixed-rate terms.
Other options include:
- Weekly, bi-weekly, or monthly payments.
- An open or closed mortgage with either a fixed or variable rate.
- Amortization periods up to 25 years.
- Life and disability insurance, which can be financed with your mortgage.
First time home buyers may also take advantage of the Government of Canada’s Home Buyers’ Plan and use RRSP funds for a down payment.
